work focused on the seismic upgrade, restoration, and rehabilitation
of this 75-unit Spanish Style (circa 1923) residential hotel.
The building has many unusual suites including a 2,500 sq. ft.
suite originally owned by William Randolph Hearst. Research established
the design of original light fixtures, hardware, carpets, awnings
and ornamental iron work to be restored or recreated. All seismic
work was concealed, and new fire/life safety systems were provided
to allow the original monumental stairs to be reopened. Primary
public spaces were fully restored, with replicated original
plaster work, painting, and light fixtures. Landscape
design was based on photographic documentation of the building
when it was first dedicated. The Los Altos Apartments are Los
Angeles Cultural Monument No. 311. This project has been recognized
with awards from the California Preservation Foundation, Los Angeles
Conservancy and City of Los Angeles Cultural Heritage Commission.
